Businesses hit hard without grocery store Towering over a large, vacant parking area the peaked center store is the most prominent spot in the Villages of Marlboro Shopping Center. The 50,000 square foot lot has sat vacant since Lauer's grocery store left nearly two years ago. And with it, the bloodline for the shopping center left, too. "We were here before when they had the other supermarket and there was a big difference. The business dropped in half [after the store's closing]," said Ahmed Ben Marzouk, manager at Sam's Sub House. Best Foods Market is coming this summer. Tenants are looking forward to it. "We're struggling, playing with food costs and the number of employees working," said Ben Marzouk. "Today, I'm supposed to have two employees, but I'm here with just one because I can't afford two." The sub shop is not alone and some businesses have fared even worse. "A lot of businesses don't make it [here]," said Lydtricia Hendrix, who manages Grafitti Hair Salon. Among those that didn't weather the storm without an anchor store were Athlete's Foot, BB Bank, Cape Hatteras, Verizon and Vidmark Shoes. Flossie's Southern Dining closed temporarily earlier this month. The Chinese restaurant, New World Buffet, is also gone. According to management, one night last December, the severely delinquent tenants left without warning, abandoning raw food in various stages of preparation on the stove and counters. Management for the Villages of Marlboro said another Chinese restaurant will replace New World Buffet sometime this summer. In the meantime, the grand total of vacancies in the shopping plaza is six. Bought by Marlboro Holdings LLC in October, new management is making plans to revive the fledgling shopping center. "We're trying to upgrade and bring this place back to life," said Tom Chao, property manager for Marlboro Holdings. To keep current tenants happy, management will need to expedite their changes. "We're not really getting any new business. No one comes to the shopping center unless they already know the barbershop is there," said Chris Sherod, co owner of the Village Barbers. Part of the revitalization plan is the coming grocery store that will occupy 35,000 square feet, slightly less than Lauer's. Tenants were hoping for a Shoppers Food Warehouse or Fresh Fields. Instead, they may be getting something akin to a large convenience store. "Why should I stop here when I have only half my grocery list [fulfilled]?" asked Ben Marzouk of problems with the previous grocery store tenant not having the variety of products that attract shoppers. Management has also been updating the physical appearance of the shopping center by light walkways and making sure the parking lot lighting operates properly. "We're trying to establish a climate that's going to bring traffic and business," said Chao.
